The RiverBend Condominiums were built on a site that was previously dominated by industrial activity. The site is bordered by train tracks to the west and the Chicago River to the east. The narrow proportions of the site necessitated the use of a single-loaded corridor design for the residential unit levels. Each unit faces east and enjoys panoramic views of the river, city skyline, and Lake Michigan beyond. Internally, a unique clearstory window design spans above the common corridor to provide each unit with westernly light as well. The proportions of the site also prohibited the construction of a typical parking garage ramp, so an internal car elevator was installed to access the parking floors. The above-grade parking garage is concealed by a row of townhouse units, ranging in size from 3,700 s.f. to 6,000 s.f.. The units above are a mix of 1, 2, 3, and 4 bedroom plans and range in size from 1,050 s.f. to over 4,000 s.f.. Buyers were offered the choice of a traditional finish package, including coffered ceilings, crown molding, and cherry cabinets, or a contemporary loft finish package, which left the cast-in-place concrete structure exposed within the units and utilized exposed ductwork and maple cabinetry.
