Accessory Dwelling Units, New Construction

The site of these ADUs (Accessory Dwelling Units) is a designated Historic property in the South Park neighborhood of San Diego which contained an existing 2-story duplex and a detached 3-car garage. The urban neighborhood provides access to restaurants, shops, and Balboa Park within walking distance, limiting residents’ need for a car.  The property is also located within a Transit Zone, making access to downtown San Diego and nearby beaches easy and affordable.  Large operable windows and doors provide daylighting and passive ventilation. Tankless water heaters and an energy efficient HVAC system enhance the sustainability of the project.

Due to the Historic designation of the property, the new ADUs were designed to comply with The Secretary of the Interior’s Standards for the Treatment of Historic Properties.  The existing 3-car garage was converted to a 1-Bedroom ADU. A new addition above and behind the garage houses a 2-bedroom ADU. The new 2nd story is set back from the front of the original garage structure, in order to define this as a new addition and to maintain the street views of the existing Duplex.
