The Villa Grande project is located in the Pacific Beach neighborhood, just a short bike ride away from the ocean.  The project consists of four triplex buildings, one of which houses two commercial units on the ground floor.  The addition of these commercial units was in response to the split zoning of the site, which transitions from commercial uses on the west to residential uses on the east.  The twelve two-bedroom, 3-story units range in size from 1,600 s.f. to 2,300 s.f. and feature private 2-car garages, open-concept living spaces, and multiple exterior decks.  The buildings were designed in a modern style to appeal to students, young urban professionals and families looking to take advantage of the project's vibrant urban location and easy access to public transportation.  Stucco and stone cladding emphasize the modern design, while horizontal wood siding and stained wood entry doors add a sense of warmth.  Drought tolerant landscaping, permeable pavers, photovoltaic panels, energy efficient windows and doors, and low-VOC products add to the sustainability of this urban-infill housing project.
